Dredging for a planned $250-million Whitsundays-like marina development on the southern edge of the Great Barrier Reef began almost two years ago.
Since then, the waters of the Gateway Marina project at Burnett Heads—17km north of Bundaberg—have become even more muddied by a legal stoush between its directors.
In February, a wind-up order was issued by the NSW Supreme Court with liquidators and receivers appointed from HLB Mann Judd.
After identifying that creditors are owed millions of dollars, they are now charting a course to cleaner waters.
The project’s site—including 7.26ha site across three titles and a slightly larger wet lease—is being taken to market with approvals in place for a 318-berth marina, luxury waterfront apartments, a yacht club, dining and retail spaces.
Colliers Queensland agent Philip O’Dwyer is leading the expressions of interest campaign, which closes on June 27.
He said it offered a rare opportunity to acquire an approved marina site on Australia's east coast.
“There are a series of planning approvals in place to allow for the full development of an integrated marina and a high-end mixed use waterfront residential community, offering a great opportunity for buyers,” O’Dwyer said.
“There is currently an under supply of ‘ready-to-go’ marina projects as well as a significant housing shortage, this development offers an opportunity for an astute developer to step in.”
He said the site also had a history of successful pre-sales of early stage apartments and due to its proxinity to Bundaberg airport, offered accessibility to major metro populations as well as access to an existing service infrastructure network.
“Located at the southern end of the Great Barrier Reef, the site offers water edge accommodation with spectacular views with a sheltered and safe harbour,” O’Dwyer said.
